Exposure is the goal by using keywords and traffic-focused marketing to attract the most qualified buyer in order to not waste anyone's time, energy, or money.

Listings- Only 10% Have Video

Which means if there are currently 200 homes on the market, around 20 have an actual promotional video. Incredibly, even less have a dedicated property webpage.

Marketing Creates EXPOSURE

Why High-End Marketing Matters – In a competitive market like San Diego County, the difference between a listing that expires (only to waste everyone’s time), and an exceptional home sale in any market often comes down to one thing: top-notch marketing. Today’s buyers scroll quickly, compare endlessly, and make decisions based on what captures their attention first. That’s why properties represented by Jeremy Root consistently stand out — both to buyers and to search engines.

87% start online, of those 70% of buyers search for homes on mobile devices, and video is the most consumed content format across every platform. The truth is a high-quality property video:

While most San Diego listings don’t include true professional promo videos and still rely solely on the MLS, Jeremy builds dedicated property website page for every listing. These pages:

Trusting The Process

Typically, Jeremy Root highly discourages buyers and sellers from meeting each other as the listing agent because emotions can be high on both sides towards the end of escrow. His sellers had lived at the home for 40 years; explaining all the systems of the home at the final walkthrough made sense; all parties agreed on this exception to the rule. This then turned out to be an incredible and unexpected revelation.

After a great tour of all the moving parts to their soon-to-be new home, one of the buyers explained to the sellers the process of how everyone got to this point. This buyer saw the promotional video on YouTube, then went to the webpage to look at the high-quality pictures, and decided to come to the open house that weekend to see it.

They fell in love with the home. They felt they were the perfect buyer for the home, and when they entered into a multiple offer bidding situation, they didn’t want to miss this opportunity. They then offered  $1M cash with very few contingencies and short timelines to accommodate the sellers who owned the home free and clear. The listing marketing spoke to those buyers and wanted to get this property! The target was perfectly qualified buyers.

This is a perfect example of how selling a home in San Diego County isn’t just about listing on the MLS — it’s about presenting your property in a way that attracts the right buyers, generates strong interest, and maximizes price and/or terms. Jeremy always says, “trust, but verify.” See the testimonial from his clients below:

This is the second time we selected Jeremy to help us sell a home. Jeremy is a very ethical and professional Real Estate agent. But we also knew he had the perfect marketing plan to distinguish and sell our home quickly to the best buyer. We knew he would catch buyers’ attention with professionally produced pictures and a high-quality video he personally directs that would capture the key and unique features of our home and garden.

He shared the video and pictures on realty websites and social media. A succinctly written description of the key features of our home reinforced the compelling visuals. It definitely worked. Over 30 potential buyers were drawn to visit our house during only one weekend Open House. We received multiple offers. Our house went into Escrow a few days after the Open House with a well-qualified buyer and closed quickly. I had the pleasure of meeting the couple who bought our house. The lady let me know that she had been diligently searching the internet for a house that “looked” like one she wanted to call home.

When she saw the pictures and video of our house, she knew she wanted to see our house. And when she walked in and saw the house for herself, she knew this was the home she had been looking for and wanted to make an offer. I’m convinced that Jeremy’s emphasis on thoughtfully produced visuals provides not only a distinguishing edge for sellers but also helps buyers quickly filter for houses that best match what they want. I definitely recommend Jeremy and would work with him again if the opportunity arises.

These sellers trusted the marketing process from the beginning and reaped the rewards. To hear verbatim the exact marketing process planned a month prior by the buyer, unknowingly and unprompted, was absolutely remarkable.

Better marketing = better visibility = more buyers

FAQ

Property Marketing FAQ

In today’s market, effective marketing goes far beyond putting a sign in the yard. Top agents use a multi-channel strategy combining professional photography, drone footage, video tours, and 3D walkthroughs to showcase homes online. Digital advertising, including targeted social media campaigns and email outreach, helps attract both local buyers and out-of-area or relocation buyers. Open houses, broker previews, and curated private showings complement online strategies, ensuring maximum exposure. In competitive neighborhoods or luxury markets, customized marketing campaigns can make the difference between a quick sale and a home sitting on the market.

Yes, but sometimes less is more. Staging can be  critical to help buyers visualize the property’s potential. A well-staged home highlights space, light, and functionality, often leading to faster sales and higher offers. Even minor adjustments, like decluttering, rearranging furniture, and adding neutral décor, can dramatically improve buyer perception. Agents often recommend professional staging for high-value or hard-to-sell homes to maximize appeal. Staging companies have partial-staging options that help to cut costs.

In San Diego’s tech-savvy market, first impressions are made online. Professional photography, aerial drone shots, and virtual tours are essential to attract serious buyers. High-quality visuals highlight key features like ocean views, landscaping, open floor plans, or unique architectural details. Video tours and interactive walkthroughs also increase engagement, particularly for out-of-town buyers who may not visit in person.

Yes. Targeted digital ads allow agents to reach buyers based on location, interests, and search behavior. These ads can promote new listings, open houses, or luxury properties directly to qualified prospects. When combined with social media and email marketing, digital campaigns expand a home’s exposure far beyond traditional methods and often generate faster offers.

A very valid question. The Multiple Listing Service (MLS) is still the foundation for marketing in San Diego. It provides broad visibility to agents and buyers nationwide, allowing other professionals to bring in qualified buyers. Successful agents often complement MLS exposure with enhanced photography, premium listings, and additional marketing channels to stand out in a crowded market.

San Diego attracts many relocation buyers from across the country and internationally. Agents use strategies like virtual tours, video walkthroughs, curated property websites, and relocation-focused advertising to reach this audience. By highlighting lifestyle features, school districts, and community amenities, agents help buyers feel confident about purchasing without a physical visit.

In neighborhoods with slower demand, marketing must be more creative and targeted. Agents may highlight community lifestyle, proximity to schools or amenities, and potential for customization or investment. Using hyper-local advertising, social media, and targeted buyer outreach, agents can attract serious buyers who may not otherwise consider the area.

Successful agents track metrics such as online engagement, showing requests, leads generated, and feedback from buyers. Monitoring these metrics allows them to adjust campaigns quickly, ensuring homes reach the right audience. Agents also analyze offers and buyer activity to evaluate pricing strategy and marketing effectiveness.

Absolutely. Professional marketing increases visibility and appeal, often creating multiple-offer situations that drive up the final sale price. A well-presented, well-promoted home is more likely to sell quickly and for top dollar. Buyers form opinions based on their first impression, which is almost always online, making strategic marketing critical in San Diego’s competitive market.

Yes, collaboration often produces the best results. Sellers can provide insight into unique home features, upgrades, and neighborhood benefits. A skilled agent will guide decisions about staging, photography, and advertising while leveraging seller input to create a compelling narrative that resonates with buyers. Jeremy works with sellers as a united marketing team.
