HOME SWEET HOME

When anyone reaches out to Jeremy Root about real estate, especially first-time home buyers, he is going to take as much time as needed. According to a buyer searching on Google for “real estate agents near me,” Jeremy Root popped up at the bottom of the top five agents. Shockingly, Jeremy was the only real estate agent who called them back after they reached out to all 5 realtors. The next day, they went together and saw an amazing home in Scripps Ranch, made a complete and compelling offer, and just like that, into escrow they all went. A relatively smooth transaction, and these first-time home buyers, who no one gave the time of day, had their dream home!

I’ll start by saying that you want Jeremy on your side. Don’t bother wasting any more time deciding on another realtor, you’ve found San Diego’s best!

Jeremy helped my husband and I buy our first house. He was on our side from the start and we couldn’t be happier with his work. He is the kindest, most patient realtor you will find. He made sure everything got done when it needed to and walked us through the whole process. He honestly cares about his clients and was our guard dog when someone else wasn’t doing their part. He answered all of our questions at all hours, day and night. We received status updates and checks throughout the whole buying process.

As soon as anything happened or changed, we would hear about it from him even before we got the emails from the other parties. We appreciate everything Jeremy did for us and will absolutely be working with him again on our next home purchase!

A PERFECT SAN DIEGO LISTING

Sometimes things happen for a reason. Jeremy Root had a client who had specific needs and admitted to himself that he was “meticulous to the max.” Jeremy embraced every detail and joint effort that created amazing teamwork. The result was incredible.

The first open house weekend, 50 groups of buyers/agents/neighbors came through- each day! Multiple offers were an understatement. Buyers were crawling over themselves to get this home. One buyer tried to bypass his agent and reached out directly to Jeremy Root, whom he promptly set that buyer straight and encouraged him to speak to his agent, as it was crossing the line to go behind their back.

In the end, the most qualified buyer got that house and had a very smooth transaction. Even transferring the home window warranties went smoother than expected (definitely a first). The teamwork between the home seller and Jeremy Root, the real estate agent, was seamless. Hear it from the seller himself:

I recently worked with Realtor Jeremy Root to sell my home, and I couldn’t be more pleased with the experience. Our journey began over a year before the actual sale, during which time Jeremy was always responsive and helpful, even to my intermittent phone calls. Unlike previous Realtors or real estate agents I’ve dealt with, Jeremy took a pro-active interest in me as both a person and a seller. I recognized that getting to know me would enable him to provide better guidance, support, and reassurance throughout the process.

Jeremy’s focus wasn’t just on the transaction but on understanding my needs and goals. His interest wasn’t in pressuring me to sell quickly or determining my lowest acceptable price, but in building a relationship where he could truly help me achieve the best possible outcome. From the beginning, I noticed that our communication and management styles aligned well. Jeremy’s ability to understand and respond to my concerns, whether expressed verbally, through body language, or through our written communication, increased my confidence in his abilities and our working relationship.

Throughout the selling process, Jeremy’s approachability and commitment to my satisfaction made it easy for me to ask questions, and express any concerns or uncertainties. He was patient and took the time to fully address them and to ensure I was comfortable with every step we took. He was also able to incorporate his understanding of my preferences in the marketing plan he developed. He asked focused questions like, “You’ve lived here 15 years. What do you like most about your home and its location?” My answers added an insightful, appealing value to the marketing that would otherwise not have appeared there.

I believe that Jeremy’s ability to connect with me on a personal level also enhanced his negotiation skills. He leveraged my personal story and motivations to further communicate the true value of my home to prospective buyers, resulting in a successful sale.

I like to review business dealings in hindsight, because they tend to provide such clear indications of how and where we arrived, and whether we would take the same path again on a similar journey. In this regard, I have a spectrum of pleasant memories highlighting our progress and our milestones. While there were challenges along the way, as is common in real estate transactions, Jeremy’s approach ensured that we always had a meaningful plan to move forward that incorporated a clear understanding of the issues, our options or hybrid options, and the relative strengths and weaknesses of each option. Together we navigated any obstacles with confidence and contingency plans to mitigate the unexpected.

One of Jeremy’s standout qualities is his local expertise. As a longtime fellow resident of San Diego, he has practical, current knowledge of the real estate market here. His familiarity with the area gave me added confidence in his recommendations and strategies.

Jeremy provided clear explanations of the steps we would take, along with realistic timelines and factors that could affect the duration of each phase. This level of precision was invaluable in helping me understand a myriad of “what-if” scenarios and their potential challenges, allowing us to focus on actions that would lead to a timely and successful sale.

In summary, the strong working relationship that developed between Jeremy and me was instrumental in the successful sale of my home. Jeremy’s knowledge, experience, dedication, local expertise, and commitment to understanding my needs made all the difference. I would not hesitate to reach out to him again for any future real estate needs.

Rancho Peñasquitos Park Village Client

Barry P.

Rancho Peñasquitos - August 23, 2024

After speaking with other agents, the seller of this Park Village home was gracious and “took a chance” at hiring Jeremy Root. The results speak for themselves, as the seller netted a substantial amount of money and was able to start a new chapter in his life.

FAQ

San Diego Luxury FAQ

In San Diego, luxury homes are typically defined by a combination of price, location, amenities, and architectural quality. While prices vary by neighborhood, homes priced above $2 million are generally considered luxury. Luxury properties often include premium features like ocean or city views, custom designs, large lots, pools, gourmet kitchens, and high-end finishes. Location is equally important; coastal communities, golf course properties, and exclusive gated neighborhoods consistently command a premium.

Yes, but competition is nuanced. High-end buyers are more selective and transactions often move at a slower pace than entry-level or mid-market homes. Homes in highly desirable areas like La Jolla, Carmel Valley, or Del Mar can sell quickly when priced and marketed effectively, while unique or niche luxury properties may take longer to find the right buyer. Experienced agents understand how to position properties for maximum exposure to qualified buyers.

Luxury buyers often focus on location, privacy, and lifestyle features. Many are relocation buyers from other parts of California, the U.S., or internationally. They prioritize custom finishes, outdoor living spaces, and community amenities. A skilled agent provides insight into neighborhoods, resale potential, and access to exclusive off-market listings, which can be crucial in high-demand areas.

Preparation is critical. High-end buyers expect immaculate presentation, professional staging, and high-quality marketing materials, including professional photography, drone imagery, and video tours. Attention to detail — from landscaping to interior décor — can dramatically impact buyer perception and final sale price. Sellers often benefit from curated private showings and targeted digital campaigns to reach qualified buyers.

Open houses are less common for luxury properties because buyers often prefer private, personalized tours. Exclusive broker previews, virtual tours, and private marketing events are more effective in reaching high-net-worth buyers. Agents design strategies tailored to the property, balancing privacy with maximum market exposure.

Luxury transactions often involve more negotiation, longer timelines, and higher scrutiny on inspections, appraisals, and contingencies. Marketing and presentation are more strategic, emphasizing lifestyle and unique features. Experienced agents guide sellers and buyers through complex contracts and leverage data-driven insights to achieve the best possible outcome.

Agents combine traditional and digital marketing, leveraging platforms such as MLS, high-end real estate portals, social media, and email campaigns targeting qualified buyers. Luxury marketing often includes professional video tours, drone photography, custom websites, and print materials for select audiences. Strategic networking with other agents and global luxury buyer networks can also create competitive advantages.

Yes. Many luxury properties are sold off-market to maintain privacy and exclusivity. Agents with strong local and international networks can provide access to these pocket listings, giving buyers a chance to see homes before they reach the public market. This is particularly valuable in gated communities, coastal neighborhoods, and high-demand luxury areas.

• La Jolla and Pacific Beach: Coastal, ocean-view properties with strong resale potential
• Carmel Valley and Del Mar: Top schools, modern estates, and family-friendly amenities
• Rancho Santa Fe: Large estates, privacy, and prestigious lifestyle
• 4S Ranch and Rancho Bernardo: Premium homes in gated communities and master-planned neighborhoods
Local expertise is critical because micro-location factors can dramatically affect price and desirability.

Common mistakes include overlooking market trends, mispricing properties, underestimating staging and presentation, and neglecting off-market opportunities. Luxury buyers sometimes focus solely on features without considering location, school districts, or long-term resale value. Sellers who do not tailor marketing to high-net-worth buyers often leave money on the table. Working with a knowledgeable luxury agent is essential to avoid these pitfalls and ensure a successful transaction.
