I highly recommend Jeremy Root, he went beyond duty in all aspects regarding the selling of our condominium! I approached Jeremy asking whether he would be interested in listing my property and he gladly and immediately replied to me thanking for the opportunity. That was only the start, at every step of the way he outdid himself!

He gave me time to think when I would like to list the property, he gave me lots of information to figure out the listing price, he gave me some hints as to what expect at different price levels and was never ever pushy despite always being adamant in looking after my best interest. He also provided me with 4 estimates of net proceeds as I needed them to coordinate with a purchase that had its conditions. He coordinated so well with the escrow office for my sale and even better with the selling agent for my purchase, smoothing communication and keeping everybody on the loop when needed.

He worked intensely in many open houses, showed up always in a good mood and positive outlook, even when there was a very “weird market” with ongoing changes on the interest rates, the pressuring timings on my new property purchase, up to the point of getting his kudos from all of us.He is very organized; pays attention to details and explains anything you ask him. Additionally, he was very supportive when after signing a sale contract, the buyer with no fault to our property, decided to cancel. I don’t think I’d could have had a better agent at that time. He kept me informed of all the risks that the reduced timing to coordinate with my purchase this new situation had left us with, he never lost track of the goals and the celerity that the whole process needed.

Not only did we get one very solid offer, which he negotiated well, we also had a backup offer in case the principal offer failed. He negotiated with both prospective buyers and we close on time for my purchase! Thanks Jeremy, it was great knowing how well you work and how great is to have a professional sales agent as you were. As I told you, I’m not planning on selling anytime soon but if I were I would call you back with eyes closed!

FAQ

Selling Real Estate FAQ

Homes in San Diego often sell within weeks when priced correctly and marketed effectively, especially in high-demand neighborhoods. Factors such as condition, location, price, and seasonality all influence timing. A strategic listing plan helps sellers attract strong offers quickly while maximizing final sale price.

Agent commissions, escrow and title fees, negotiated credits, and repair concessions typically have the greatest impact on a seller’s net proceeds. Strategic pricing and pre-listing preparation can reduce concessions and improve overall outcomes. Sellers who understand these variables upfront are better positioned to maximize profitability.

San Diego’s market varies block by block, making local expertise critical. An agent who understands neighborhood trends, buyer behavior, and pricing dynamics provides better guidance than generic market knowledge alone. Local experience leads to stronger negotiations, better positioning, and smoother transactions.

Maximizing your home’s value involves a combination of accurate pricing, professional marketing, and strategic negotiations. Potential Staging, high-quality photography, targeted online campaigns, and strong agent representation all contribute to achieving top offers. Timing, market knowledge, and attention to detail can make the difference between a good sale and a great one. Curb appeal goes a long way.

Great question. Minor repairs and cosmetic updates often increase buyer interest and the perceived value of your home. Major repairs should be carefully evaluated, as they may not always provide a full return on investment. A knowledgeable agent will advise which improvements are worth doing and which are better handled during negotiations.

Competition depends on neighborhood, price point, and inventory levels. Coastal communities, top school districts, and move-in-ready homes often attract multiple offers, sometimes above asking price. Homes that require updates or are in less central locations can allow for negotiation. An experienced agent guides sellers on how to evaluate offers and create bidding strategies that maximize results. Supply and demand is key when listing a home.

Open houses can be effective for certain neighborhoods and property types, particularly for entry-level homes and first-time buyers. In luxury markets or high-demand areas, private showings and broker previews are often more effective. An agent will determine the optimal showing strategy based on your property and target buyers. Jeremy has a case study on how marketing, plus an open house got a home sold quickly and for top dollar.

Presentation really does matters. Staging, minor repairs, and professional photography can dramatically impact buyer interest and final offers. Clean, decluttered spaces, well-maintained landscaping, and neutral décor help buyers envision themselves living in the home. Sellers in high-demand areas also benefit from virtual tours and online promotion to maximize exposure.

Whether a seller needs to pay buyer broker compensation in a San Diego real estate transaction depends on the structure of the listing agreement, current market conditions, and the terms negotiated in the purchase contract. While it has been common practice for sellers to offer compensation to a buyer’s agent to attract more qualified buyers and increase exposure, seller-paid buyer broker compensation is not legally required and is always negotiable. In today’s market, some buyers may request seller concessions to cover their agent’s fee as part of the offer, while others may agree to pay their own representation costs directly. Much like pricing, successful transactions are often about both price and terms, and offering or negotiating buyer broker compensation can be a strategic tool to improve offer strength, reduce friction, and reach a broader pool of buyers. A knowledgeable San Diego listing agent helps sellers evaluate whether offering compensation makes sense for their property, price point, and market demand—always with the goal of maximizing net proceeds while maintaining a smooth, competitive sale process.

Whether a seller should complete pre-listing inspections before putting a home on the market depends on the property, price point, and overall sales strategy, but in many San Diego real estate transactions, they can offer a meaningful advantage. Pre-listing inspections—such as general home, termite, roof, or sewer inspections—allow sellers to identify potential issues early, address minor repairs proactively, or price the home more accurately. This transparency can increase buyer confidence, reduce renegotiations during escrow, and help prevent deals from falling apart late in the process. In competitive situations, it’s important to remember that success is not always about price alone but about price and terms; providing inspections upfront can shorten contingency periods, support cleaner offers, and create smoother escrows. An experienced San Diego listing agent can advise which inspections make sense for your home and whether completing them before listing will help maximize buyer interest and overall net proceeds.

START THE SELLING PROCESS

20% of all listings in 2025 had at least one price reduction. This is the highest since 2016. Listing agents need to adapt to the market. Currently, in the San Diego housing market, buyers are trying to secure a property for a record deal, at the same time sellers want record pricing for their homes. Jeremy Root’s role is to stand in between and help get to the finish line with both parties on the same page.
